Challenge

During the inspection of a unit being sold in the condo development, it was found that there was a higher than acceptable radon count in that unit. Radon is a radioactive gas emitted naturally from the ground, and when trapped indoors, may concentrate at high levels and cause lung cancer.

Resolution

The condo association manager from Associa New York took immediate action and contacted a radon mitigation specialist to test the unit. Arrangements were made to also test all common areas of the building. All readings came back above the EPA-recommended level. The association manager worked to secure a contractor to fix the issue. The contractor installed a pipe in the basement and a fan in the attic to allow the radon to flow through the pipe and out the attic. Every large crack in the basement floor was also sealed to prevent further radon exposure. When the common area was retested for radon, it was still slightly above the EPA-recommended level. The solution was to add a fan on the exterior of the building. With this final fix, radon levels dropped considerably, and the condo now met all EPA standards. Today, additional buildings of this condo development are being tested. With support from Associa New York, this matter was addressed promptly, efficiently, and in a professional manner.
